SEGREGACIÓN EN LOS CONJUNTOS HABITACIONALES EN LA PERIFERIA DE LA CIUDAD DE CUENCA, ECUADOR

En Cuenca existe un déficit cuantitativo de 45000 viviendas (INEC, 2011). Este y otros problemas como el costo excesivo del suelo en la zona central de la urbe, ocasionan que la ciudad se extienda hacia su periferia. Como consecuencia los conjuntos habitacionales se construyen cerca del límite urbano. El estudio analizó los efectos sociales y espaciales que genera la ubicación de estos proyectos, específicamente del conjunto habitacional “Las Praderas de Bemani” y su contexto inmediato desde los dos enfoques planteados en este estudio. Por un lado, el enfoque territorial: su ubicación, que determina la cercanía a servicios básicos e infraestructura; por otro, el enfoque social: el derecho a la ciudad, la calidad de vida y la interacción entre diferentes grupos sociales. Metodológicamente se planteó una investigación de carácter mixto, se utilizó instrumentos cualitativos y cuantitativos: encuestas y análisis cartográfico. Los resultados obtenidos evidenciaron la existencia de segregación social y espacial, al interior y al exterior del proyecto.Palabras clave: Segregación social, segregación espacial, ciudades intermedias, conjuntos habitacionales, satisfacción residencial, vivienda Ecuador. AbstractIn Cuenca there is a quantitative deficit of 45,000 households (INEC, 2011). This and other problems such as the excessive cost of land in the central area of the city have caused its expansion to the periphery. As a consequence, housing complexes are built near the urban limit. Thus, this study analyzed the social and spatial effects generated by the location of these projects, specifically the housing complex “Las Praderas de Bemani” and its immediate context from the two approaches proposed in this study. On the one hand, the territorial approach: the location, which determines the proximity to basic services and infrastructure. On the other side, the social approach: the right to the city, the quality of life and the interaction between different social groups. Methodologically, a mixed research was proposed, qualitative and quantitative instruments were used: surveys and a cartographic analysis.
