En el barrio de la Recoleta al límite sur del Centro Histórico de la ciudad de Quito, el entorno natural del río Machángara y las edificaciones que se asientan en él se encuentran en estado de deterioro y en riesgo de quedar en el olvido, el presente trabajo de fin de carrera plantea implementar la reutilización como estrategia principal de intervención sobre estas preexistencias arquitectónicas, considerando esta acción como herramienta que supera las posturas tradicionales de intervención sobre un entrono construido. El trabajo propone la implementación de actividades comunitarias y un programa de vivienda que responda a las necesidades actuales del sitio, y a su vez permita la revalorización tanto de los elementos arquitectónicos como de su entorno inmediato; esto, mediante la adaptación de los edificios existentes y la implementación de nuevas estructuras que consideren la relación con lo antiguo, lo cual se plantea a partir de estrategias proyectuales expuestas a lo largo de la propuesta arquitectónica, y que se origina con base a la definición de los elementos a ser remplazados o transformados para dotar de nueva vida al lugar, sin llegar a comprometer el valor de lo existente como testigo del pasado; y así generar un programa que enriquezca la memoria colectiva, evite que las preexistencias queden en el olvido y permita dar un sentido de identidad y apropiación a la sociedad.Architectural preexistences are witnesses of the past, and city development buildings such as these acquire a testimonial value and remain in a unique relationship with the place; some can adapt to the current dynamics, while others remain isolated, acting as strange elements in the city. In the Recoleta neighborhood at the southern limit of the downtown of the city of Quito, the natural environment of the Machangara River and the buildings in it are in deterioration and at risk of being forgotten. This thesis proposes the implementation of reuse as the principal intervention strategy in these architectural preexistences, considering this action as a tool that overcomes the traditional postures of intervention in a built environment. The work proposes the implementation of community activities and a housing program that responds to the current needs of the place and allows the revaluation of both the architectural elements and their immediate surroundings.
