Conjunto residencial multifamiliar sector Los Dos Puentes: equipamiento residencial 10.360,00 m2

The center south of Quito, La Magdalena and Los Dos Puentes, have lost prominence in the city , so that an analysis is made of urban elements , making an intervention that seeks to restore its roll of economic and cultural development in the city . Given the needs of urban vitality, the proposal is to increased population density and the incorporation of use of areas related to the new character of the zone, including equipment, recreational public spaces and residential buildings. The urban plan POU proposes to amend the Cuerpo de Ingenieros del Ejercito headquarters, creating new roads, occupation and land use, with permeability characteristics that allow readability and social cohesion, and an appropriate order for new proposed constructions. An important block of this intervention is selected to intervene due to its proximity to the station of La Magdalena, proximity with green axis. A retail residential project, shops and offices, designed from a contemporary position is made. This project should study concepts of society, city, technologies and resources. And learn about other urban ideas of social diversity, urban integration, resource efficiency and innovation. An investigation of these concepts is made obtaining urban and architectural strategies used to get a better understanding of the architectural project. The project has a significant urban component, because of its location in front of the metro station, its urban relations and proposed equipment near of it. An importance is given to quality public spaces, to grab a social relationship, quality of life, health and urban permeability. And connecting the recreational spaces in the zone. In terms of architecture typology a bar is chosen, which allows covering the requirement of users, which allows connection between permeability and green spaces, and can adapted to urban conditions sector. These buildings contain a hundred and twenty housing units, twenty and fifty shops and twenty offices. Designing approximately three thousand meters of semipublic recreational space and a design treatment of public space. Finally housing modules with light masonry and grouping of wet areas that allow a spatial flexibility.
