| Sažetak: | Quito city is urban planning and constant growth form a process of peripheral expansion that affects neighborhoods, rural parishes and in some cases, areas with high patrimonial value, such as Guápulo. The specific location of the area and the introduction of current demands in historic urban systems - like mobility, construction system and natural disasters - threaten to alter this patrimonial urban composition. Guápulo maintains a composition and unique urban system, dictated by topography, which somehow was the barrier that allowed proximity to the hyper-center of Quito city. This was accomplished without losing the characteristics of a traditional neighborhood, the proximity to green areas and a community with ancestral rural practice. Guápulo became not only a quantitative but also a qualitative scenario for cultural memory. Organized regional planning is necessary to link the modern city with the old one, while also responding to existing problems in order to improve the quality of life in the sector, and promote it as a tourist, patrimonial and residential source. In the first phase of this study´s process, a diagnostic analysis of Guápulo is whole sector was made. It was able to pinpoint that the biggest problems faced, like in many historical centers, are the population decrease, 0.03 por ciento per year, and the increase of commercial use. Part of this study proposed the creation and potentiation of centralities by complementary uses which will be supported by housing projects in permitted areas. This approach in housing densities is based on the goal to not cause a high impact in the environment, and seeks to rethink the possibility of flexible use in modern living and spatial functionality, in relation to the landscape and potential of the sector. |
