| Résumé: | This research work was develop with the main objective of stablishing a financial and commercial feasibility for a residential construction project in Calderón, which now is being developed by M&S Soluciones Constructivas construction company. With the last economic recession in Ecuador, businesspersons and entrepreneurs are being forced to be more creative when considering new business, and because of the fact that the construction industry participates in the GDP with a relevant role, it is necessary to incorporate new construction techniques to meet consumer requirements and offer achievable prices. Nowadays, an attractive business proposal is to build houses using a prefabricated construction style called "Steel Framing" a different method from the traditional. This new technique consist in structures formed by galvanized steel profile panels. Therefore, building costs are lower due to the assembly time and because materials are very friendly with the environment, giving a sense of innovation with a fresh proposal at the moment of building houses. It is also an interesting offer in the market, houses that qualify with the HPI model Houses of Public Interest, through this option, all Ecuadorians can access to their own home in a short period, with first class construction materials, affordable prices and acceptable payment plans. The project financing will be through a capital structure divided as follows: 77 percent own resources and 23 percent funded with the CFN, charging an interest rate of 10.21 percent. |
