Se enfocó en las figura del fideicomiso y las tasas de interés, piezas fundamentales en el mercado, realizando un análisis sobre la importancia de los fideicomisos en los mercados de bienes raíces. Sobre las tasas de interés se detallan los principales objetivos de las mismas, los cambios que ha sufrido en el mercado de bienes raíces y su categoría dinámica en el uso de los capitales. La metodología que se empleo es la descriptiva y observación, con ello se concluye que tanto la tasa de interés como la ley de fideicomiso dio un giro positivo al mercado inmobiliario como interventores primordiales del sector. |

In order to develop this objective a complete study was developed which goes from the definition of the term real estate, its goals on this market, addressing the issue of the housing bubble and the impact it has brought to the Ecuadorian market. We examine the law that regulates credit for the housing market, emphasizing the importance of risk management on credit granting; mainly focused on commercial trust, their importance on real estate markets and the duties and obligations for the trustee. We also focus on interest rates, their main goals and evolution on the real estate market through the time frame mentioned above, both of these, key figures for the housing market.
