Diseño de plan de negocios para la apertura de un hotel en la parroquia de Tababela cerca al nuevo aeropuerto de Quito

Este proyecto tiene como objetivo principal determinar si es factible y rentable la construcción de un hotel cercano al reciente inaugurado Aeropuerto Mariscal Sucre, ubicado en la provincia de Pichincha, Distrito Metropolitano de Quito, parroquia de Tababela. La gran actividad comercial que se prevé tendrá el sector dentro de algunos años, hará que a futuro exista una masiva concurrencia de turistas. Es importante mencionar que dentro de las inmediaciones de la nueva terminal aérea no existe un mercado establecido de hoteles, es por ello que surgió la idea de implementar este negocio en base a la necesidad de la demanda creciente de turistas que día a día abordan a la nueva terminal. Para la recopilación de los datos necesarios para la investigación se utilizará la técnica de encuesta misma que permitirá recopilar la información importante que ayudará a fijar los precios y servicios que se ofrecerán de acuerdo a la necesidad de los potenciales clientes. Se desarrollará un estudio de mercado para definir las características y los productos/servicios que se ofertaran en el hotel. Con la ayuda de un arquitecto profesional, se diseñará la infraestructura del hotel lo que ayudará a determinar el nivel de operatividad y la capacidad que se dispondrá para atender la demanda de los huéspedes. Finalmente se analizará la viabilidad financiera de este proyecto, a través del análisis para determinar el monto de inversión, fuentes de financiamiento, presupuesto de costos y gastos. Se cuenta con la ventaja de que el terreno es parte de una herencia de dos socios. The main objective of this project is determinate if a hotel construction near the recently opened Airport Mariscal Sucre, located in the province of Pichincha, Metropolitan District of Quito, is feasible and profitable. The big business activity that this site will have in a few years, will make that in future exist a massive tourist’s concurrence. Is important to mention that near the new airport terminal don’t exist an established hotel commerce, for this reason arose the idea of implement this business plan, based on the growing demand of tourists who daily arrive to the new terminal. For this research, survey technique will be used for recollection data. It allows knowing important information that helps us to determine the prices and services to be provided according to the potential customers’ requirements. A market study will be developed to define the characteristics of the products and services that will be offered by the hotel. The hotel infrastructure will be designed with the assistance of a professional architect. It helps to determine the level operability and the available capacity for satisfy the guests demand. Finally the financial viability of this project will be evaluated through the analysis of the investment amount, financing sources and costs, and expenses budget. This project has the advantage that the ground in which the hotel will be built; it's of partners owned.
