Propuesta de intervención arquitectónica de la hacienda patrimonial La Armenia, parroquia Licán Riobamba

In our country and worldwide, Vernacular architecture has faced threats due to its limited recognition as architecture of significant value. However, this perception has begun to change, opening up possibilities for preserving the integrity and value of more modest buildings. The case study of the La Armenia estate, located in the Licán parish in Riobamba, is presented in this context. Built around 1900 and over 100 years old, the National Institute of Cultural Heritage (INPC) considers this estate a cultural heritage asset. The property and building were transferred to the Association of Commoners 10 de Agosto in 1980, following a purchase agreement with the heirs of Víctor Manuel Garcia. After the property division among the community families, the building was adapted to function as a local daycare. Still, it was abandoned in 2013 due to its progressive deterioration caused by lack of maintenance and exposure to various climatic conditions. Given this context, a qualitative methodology based on conceptual research, historical analysis, observation, documentary collection, and graphic documentation was applied to understand the sociological and architectural context of this heritage building. The proposed architectural intervention arises from the research conducted and the dialogue established with community representatives, in which the pros and cons of each use and conservation proposal were thoroughly discussed. This participatory process not only allowed for the identification of a new use that meets the community's current needs but also generated a sense of belonging and commitment toward the property. Additionally, the proposal focuses on preserving the structural and material integrity of the building while maintaining a balance between the original elements and the new interventions. Priority is given to restoring the most deteriorated areas and implementing spaces that promote social and cultural cohesion within the community, such as meeting areas and recreational activities. This approach enables the building to retain its heritage value while adapting to contemporary use, clearly contrasting the new and the old, thus strengthening its function as a community reference space and contributing to the historical and cultural continuity of the site.
