الملخص:The work of thesis "Project of Feasibility for the creation of a company Producer of Metallic Doors of Automated Security "DURACERO" and their Commercialization in the city of I Remove County of Pichincha, it developed it to him as a contribution to the security of the companies; since at the present time are exposed at a high level of delinquency and that to safeguard their integrity they hire different products and services for that which thought about the general objective: To "carry out a project of feasibility for the creation of a company producer of metallic doors of automated security and their commercialization in the managerial sector of the city of I Remove. In the development of the investigative process, it is considered in a preferable way the inductive, deductive and analytic method, which allowed to determine and to know each part of the components of the study and to achieve the proposed objectives. The techniques that cooperated to the summary of the information were the observation of the objective reality with regard to the security in the businesses and local commercial, for then to be able to make the market study and technical study for the implementation of the project; the survey sustained in the elaboration of a questionnaire that shows specific questions, in order to know the opinion states of those interviewed characteristic or specific facts; after organizing, to tabulate and to analyze the obtained results to be able to structure the market study in the actions of the offer and the demand. In the Study of Market the unsatisfied demand was determined by the lack of companies that you/they are devoted to the production of metallic doors of automated security that you/they allow to cover the necessities of security in the companies and local commercial; the potential demand that you/they represent 65.870 companies that don't have automated doors of security; the real demand that you/they correspond to 37.875 and the effective one that add 31.561 that according to the study and die their level of revenues is who are in capacity of acquiring the product. Inside the technical study you could identify the installed capacity of the company that he/she went from 250 doors to the year that allows to cover the one 0.82 ka% demands unsatisfied; in the first year of study 43,85% of the installed capacity, the same one was used that will allow to produce 117 metallic automated doors, the same one that will be located in the south sector of the city of I Remove in the streets José you Embrace oe4. 149 and José María German. In the organizational and administrative structure the company settled down that the company will be constituted as Company of Limited Responsibility having a structural, functional flowchart and posicional as well as the manual of functions. In the financial Study the costs, expenses, and revenues settled down for the financing of the company. The investment for the execution of the project ascends $144.210.66 60% corresponds to the capital of the shareholders and 40% it will be financed by means of credit in the Financial National Corporation, with an interest rate of the one 10.5% to 2 years term; the main items that stand out in the calculations of the project are Total Costs: $120.712,82, revenues: $144.855,38, Net utilities: $13.851.80 As advertising strategies it will be used advertising barriers, page weff, flying leaves; opting for the sale the system of counted and credit; the selling price is competitive and it is certain based on the quality of the product and the competition, allowing to obtain profitability for the investors. When carrying out the financial evaluation you could determine what: After having recovered the investment one will have a benefit of 237.827,62 dollars with an Internal Rate of Return of the one 54.62% that is bigger to the discount rate; of each invested dollar one will have 40 cents of utility; the period of capital recovery is of 2 years, 4 month and 28 day; the company is under conditions of supporting an increment of the one 19.95% in their costs or 15% in decrease of the revenues, the project is not sensitive and its execution is feasible. The project after having made the necessary studies presents the outstanding conclusions that will allow to the company DURACERO from its technical, commercial, financial and legal focus the viability for its execution as well as the recommendations that will strengthen its development and growth
