| Riassunto: | The purpose of this study is to determine a feasibility study for the creation of a company dedicated to the development and marketing of cassava pizzas in the city of Loja, based on studies: Market, Technical, Administrative and Financial Law the interview guide and questionnaire which helped the proper development: development of this investment project two general methods as deductive and inductive method, techniques such as interview and survey instruments for obtaining information as applied the investigation. In the market study it has taken into account the families of the urban neighborhoods of the city of Loja corresponding to 48,518 families, taking a sample of 381 families to be surveyed to determine the demand, which results identified a potential demand for 28,626 families yes the same consume pizzas corresponding to 59% of respondents; while effective demand corresponds to 86% of the potential demand. Similarly to determine the bid an interview was conducted at the main pizzerias in the city of Loja, and thus to determine the unmet demand in this case was of 120,617 units of small pizzas, 236409 units of medium pizzas, 125,441 units family pizzas, giving a total of 482,467 units unmet demand for annual pizzas. The technical study of the project determined that the company will be able to produce 31,200 units pizzas annual cassava and whose capacity utilization of the project is 24,960 units annually pizza cassava corresponding to 80% for the first year and then for the next years will continue to increase until achieving reach 100%. Besides the location of the production plant, the same that will be located in the city of Loja in the parish El Sagrario near Gate City it was determined. Similarly a legal-administrative study where it was determined as sole proprietorship, with functional organizational structure of the hierarchical both legislative and operational levels, executive assistant with the respective 5 operating manuals, organizational charts that will guide the implementation was performed good organization. Also it is envisaged that the project life is a period of five years. According to the financial study, the project investment will be $ 38,239.54, funded with an own contribution of 61% of the total investment corresponds to $ 23,239.54 and a loan that will keep the project with the Bank Loja which constitute 39% corresponding to $ 15,000.00 to 5 year term 15% annual interest After completing the Financial Assessment, with their respective indices, we have the net present value with a value of $ 88,455.24, an Internal Rate of Return of 84.77%, Benefit Cost Ratio 1.17; the Capital Recovery Period will be 1 year 2 months and 19 days, the sensitivity values are less than 1 therefore does not affect changes in project costs and revenues increased 17.5% and decreased in 13.8% respectively, ie the project is not sensitive, resulting in positive indicators, which ensure that this project can be done without major difficulties. One of the financial indicators show that the project is profitable is the IRR, which gives us a much higher than the cost of opportunity for capital in the local market, for that reason ensures that the project is executable percentage. At the end the conclusions that were reached and is determined by the existence of demand for the product, it is necessary to implement the company, especially the feasibility yield indices of the financial assessment is determined. Addition of jobs would be generated in the city and therefore the income for families that directly or indirectly participate in the project will be good and particularly for those who are members of the company. |
