Περίληψη: | This work had as general objective to perform reengineer administrative processes of the real estate company HOUSE & LAND real estate in Ecuador city of Loja, which it is proposed to achieve greater efficiency in the realization of business processes counting for it a mapping of current processes which identified the existing shortcomings at present and thus determine the current problems in the company; to the effect had to resort to using the analytical, deductive, synthetic, inductive and descriptive methods; as well as the techniques of direct observation, interview and survey. An interview with the manager of the company with which it was possible to collect general information about the company and the total knowledge of existing processes was carried out; Likewise identifying currently existing critical points which in its opinion have not allowed full and provide good service; which allowed for an analysis of reality in which processes are currently based on organizational objectives has raised the company. A survey of five employees currently work in the company, which also corroborated mentioned by the manager in question to current processes and bottlenecks and existing problems in the company that have not yet allowed was further applied provide effective service. Also an array of customer perception that allowed to obtain the same information from the processes that have been the subject of complaints from them was applied. Then with the help of a data sheet observation process lifting the same in which it was determined that currently the company 12 processes are performed and performing a test of the information obtained in the interview, surveys and observation sheet was made it was determined that 5 of the processes currently exist problems that have to do with the times and duplication of tasks is possible make the respective redesign. The processes in question are: Valuation of goods for sale; Analysis and approval of mortgage loans; The process Step Transaction at the Notary when there is the passage of ownership of the goods; The billing process; The process of customer service and delivery of information to users and customers. The company manager, the accountant, the head of sales, IRS- and by the investigation María Angélica Costa Cevallos: to redesign processes Reengineering a committee made up of 5 people was formed. To redesign reengineering matrix was proposed aims, a general diagnosis of the company in which the current weaknesses that led to have drawbacks in these processes were determined. A description of the 5 processes chosen for reconsideration with their respective analysis where the current problem and the potential solution thereof are carefully focused and finally the respective redesign was done was done. Finally we proceeded to perform a comparative analysis of current processes with current times and times of reengineered processes in which it was determined that the savings amount to 75 hours and 2 minutes. Subsequently lifting requirements with which could ultimately determine the budget required to implement the proposal to reach a total of $ 20,280.00 was made. That 7 conclusions that make mention of the results and especially the processes that were subject to redesign defined. Finally, five recommendations, among which is included that the real estate company must implement this proposal cuantiosamente allow the processes carried out whenever the savings is totally important were performed; allowing better serve and above all ensure effective use of available resources. |
