It was based mainly on the market study to determine the unmet demand in the locality, for which the survey technique applied to the student community of the Loja canton was used. In addition, to determine the existing offer, the owners of the six stationery stores were interviewed with the largest inventories that are found in the locality, establishing an approximate average in the number of notebooks they acquire, for the other stationery shops and bazaars in the city. The technical study allowed to establish the appropriate place to build the microenterprise based on factors that condition its best location, such as the macro and micro location, establishing the distribution and design of the facilities. InLa tesis denominada, “EVALUACIÓN FINANCIERA PARA LA CREACIÓN DE UNA EMPRESA PRODUCTORA Y COMERCIALIZADORA DE CUADERNOS ECOLÓGICOS EN LA CIUDAD DE LOJA” tiene la finalidad de presentar una propuesta de creación de una empresa dedicada a la elaboración de cuadernos ecológicos de manera artesanal, a base de residuos de la planta de banano como el pinzote, los cuales tendrán una presentación en tamaño media carta de 15 x 22 cm y de 80 hojas, resultando un cuaderno de buena calidad y más económico. Se basó principalmente en el estudio de mercado para determinar la demanda insatisfecha en la localidad, para lo cual se utilizó la técnica de la encuesta, aplicada a la comunidad estudiantil del cantón Loja. Además, para determinar la oferta existente, se entrevistó a los propietarios de las seis papelerías con los inventarios más amplios que constan en la localidad, estableciendo un promedio aproximado en la cantidad de cuadernos que adquieren, para las demás papelerías y bazares de la ciudad. El estudio técnico permitió establecer el lugar apropiado para construir la microempresa en base a factores que condicionen su mejor ubicación, como la macro y micro localización, estableciendo la distribución y el diseño de las instalaciones. También se especificó el proceso productivo 3 que conllevará elaborar el producto, los componentes tecnológicos necesarios para la producción y un organigrama funcional con el que la empresa podrá iniciar sus actividades productivas. En el estudio financiero se ha determinado una inversión de $ 38.415,10 dólares, el precio de venta por cuaderno será de $ 0,99 dólares y los ingresos previstos por ventas para el primer año serán de $ 53.781,15 dólares. Se utilizaron los indicadores de evaluación financiera para determinar la viabilidad del proyecto como son: el VAN con un valor positivo de $ 62.426,02 dólares; la TIR con 54,15%, siendo mayor a la tasa de costo de capital; la Relación Costo Beneficio arroja un valor positivo de $ 1,68 dólares; la Recuperación del Capital es de 2 años, 7 meses y 2 días; los valores de Sensibilidad con incremento y disminución de costos al 60% y el 25,50%, es de 0,15 y 0,16 respectivamente; por lo tanto de acuerdo a los criterios de sensibilidad, no afecta al proyecto los cambios de un incremento o disminución de costos, ya que el resultado es menor a 1.
