In order to turn a full-scale brick making, this project "INVESTMENT PROJECT FOR THE CREATION OF A BRICK PRODUCTION COMPANY LOCATED IN PARISH Malacatos - Loja Canton" arises, with the main objective to make this project contributing to the socioeconomic development of small producers dedicated to the production of bricks contributing to the growth of Malacatos parish. To fulfill the first objective the same is to conduct market research, we proceeded to determine the demand for bricks through historical data and projections by the method of least squares fit in the supply was obtained using interviews with producers dedicated to this activity thus establishing unmet market demand. The second objective is aimed at making technical study to determine the size, location and location of the project to do research of production processes brick was made by establishing the appropriate location for the company, on the other hand appropriate machinery was considered and technically to develop this activity, therefore the size of the project where mention of the installed and used capacity is noticed, the flowchart additional list showing the manufacturing process as the respective distribution of the plant was conducted. - 6 - The third objective is to develop organizational and legal study to establish the company in the parish Malacatos according to the provisions of the law, so that this referred to be established as a limited liability company, adding its legal base; ie their respective regulations, organizational charts and manuals necessary for the establishment and normal functioning of the same. As for the fourth objective it is based on financial studies to determine investment viability of the project and so we proceeded to establish the total initial investment this being a total of $145,758,72; identifying what q fixed and variable costs involved in the production process; also making the respective financial evaluation where he concluded the feasibility of the project as they tested positive with an NPV of $113.390,07, an IRR of 28,07% project a reasonable benefit / cost $1.52, a recovery period of 4 years and 25 days. Sensitivity analysis is within the acceptance limits of 0.99% of the project detailing the project also it will support a decrease in revenues of 13.32% and an increase in costs of 19,97% over the life of draft. From the foregoing, it is concluded that the present research work yields positive results and this both economically and socially feasible to run because it contributes to providing new jobs contributing to improved production practices through a process most technically sophisticated - 7 - project and especially generate a social return to these small producers to have more income to improve the quality of life of Malacatenses helping the economic and social development of Malacatos parish.
