Estudio de factibilidad para la implementación de un parador turistico para la ciudad de nueva Loja.

The purpose of this project is to study the feasibility of the creation of a Tourist Inn that lends a service of quality in the city of New Loja, and with it to analyze the competitiveness with other existent tourist centers in the city, that is to say, the capacity to confront the challenges of the tourist market. This work constitutes a contribution to the study of the problem of the quality of the service of recreation of this city, for what is wanted to be able to explain the current conditions of the service appropriately. The work also, serves like bibliographical support for other investigations on the topic that you/they can be presented by the importance of the service to lend in the employment generation and its contribution to the regional economy. The investigation was carried out by means of consultations of several secondary sources, the information given in surveys carried out people that go to the centers tourist recreationalist in a total of 400, reaching the conclusion that great acceptance exists and consequently demand of the tourist service. As for the technical study we present the localization, size, physical distribution of the plant and the service to lend. This project has a 10 yearold useful life, with 20% of utility and with a sale price to the public that is to say the entrance to the place of recreation of 2, 47 cents of dollar for the first year. The investment of the project is of to 80.106,37 dollars, what will be paid with own and financed capital the credit of to 30,000.00 dollars for the bank of Pichincha. Inside the financial evaluation you determines that the project if it is feasible according to the economic indexes as they are: the net current value of to 56,021.84 dollars, the internal rate of return of to 12.53%, relationship benefits cost of to 2.54, the period of recovery of the capital of to 1 year, 7 months and 28 days; and analysis of sensibility in the cost of to 15% and 20% the ingress. The administrative Part of the company has conformed to with the norms of a Limited Company and it has been detailed the corresponding flowcharts and work of the personnel that worked in the company. Finally it contains conclusions and recommendations that will serve like base for the installation and correction of the falencias of the project what allows to carry out with more efficiency.
