Achoimre: | In Ecuador, housing rental prices have increased considerably in recent years due to external and internal factors in the region. In this sense, with the purpose of determining the rental prices of homes in the canton of Loja, for the year 2021, the method of hedonic prices proposed by Rosen (1974) was developed, whose data were obtained through surveys to a sample of 371 individuals. Through the use of different functional forms, such as: linear, log-linear, linearlog, log-log and Box-Cox, and the use of verification tests such as: Skewness and Kurtosis, Shapiro-Wilk (1965), and Ramsay (1969). It was established that the best model to explain the determinants of the rental price is the logarithmic-linear one, with the determinants being: employment status, monthly income, type of dwelling, roof construction material, floors, constructed area (m2), water supply, the location of the dwelling, the level of safety in the neighborhood and environmental pollution. With regard to willingness to pay for rent, in general it was found that the price currently paid is above people's preferences. While, in a disaggregated way, it was possible to notice that there is a divergence between socioeconomic levels, since people of medium socioeconomic level would be willing to pay an average of $144 and people of the low level would be willing to pay $129. Based on this, the main policy implications are the articulation of the management between urban planning and local development authorities of the Loja canton, as well as government entities such as MIDUVI, should coordinate and articulate the approach of private banking and with families interested in acquiring their own home |
