Proyecto de factibilidad para la creación de un centro geriátrico en la ciudad de Cuenca, provincia del Azuay

The following research paper has the purpose to carrry out a feasibility study covering the market aspect, technical, administrative, economic and financial study for the creation of a geriatric center in the city of Cuenca, province of Azuay. Therefore, the aforementioned studies were developed to verify feasibility. The methodology applied was a descriptive- exploratory research, using a mixed qualitative and quantitative approach. Through the market study, it was concluded that there is an effective demand of 46,176 older adults, a supply of 990 places for older adults and an unsatisfied demand of 38,721 people. In the technical study, the engineering of the plant, the size of the project, the location and the organizational design were verified. On the other hand, the economic-financial study shows that the investment will be $90,250.49, and of this amount only 5% will be financed through a financial credit, and 95% through own capital. In the financial indicators, a positive NPV of $45,906.11 was obtained; an IRR of 29.93%; The benefit-cost relationship determines that there is $0.53 of profit for every dollar invested; The investment will be recovered in 3 years, 7 months and 6 days; The sensitivity analysis indicates that said feasibility project supports an increase in costs of 10.15% and a 7.5% decrease in income. Therefore, the project is evaluated as feasible.
