| Samenvatting: | The main objective of this thesis project is to determine the feasibility of the investment proposal related to the implementation of a plaster-based interior wall cladding company in the city of Loja. To this end, it was essential to develop 4 objectives, which address the feasibility of the market study, which establishes the conditions of supply, demand and suppliers; the feasibility of the technical study, which is essential to know the size, location, engineering of the project and organizational design; the feasibility of the financial study, which establishes the investment, financing, costs, income and equilibrium point of production; and finally the financial evaluation, which through its indicators determined the financial feasibility of the investment proposal. In order to carry out the research, it was necessary to use certain materials and methods, which allowed the collection and analysis of the relevant data for its development. In the results obtained from the market study a considerable market opportunity was detected, that is to say, that there is an unsatisfied demand of 486,615 square meters of cladding; this according to the type of service that is tried to offer. Marketing will be done directly: company - consumer. As for the technical study, it was established that the capacity used throughout the project will be 67%, which corresponds to 41,600 m² of interior wall cladding with plaster per year. The constitution of the company will be under the regime of Limited Liability Company, which will be integrated by two partners and will have staff according to hierarchical levels and dependencies necessary for the development of the activities of the company, for this, the design of organization charts was made: structural, positional and functional. Regarding the financial study, it was possible to prove that the initial investment is $ 60,530.57 dollars, financed with 58.70% of own capital corresponding to $ 35,530.58 dollars and 41.30% with credit requested from BANECUADOR. which represents the amount of $ 25,000.00 dollars. 5 Analyzing the total production costs, it has been concluded that the selling price per square meter of gypsum plaster is $9,46 dollars, which includes a 15% profit margin, which is sufficient for the project to have a liquid annual profit of $ 15.321,18 dollars according to the results obtained from the profit and loss statement. Finally, it is concluded that the project is economically profitable because the calculation of the Net Present Value gives a positive result of $ 73.091,10 dollars after having updated the cash flows with the Minimum Rate of Acceptance of Yield of 17.89%. Subsequently, an Internal Rate of Return of 41,07% was obtained, which is greater than the Opportunity Cost; a Benefit-Cost Ratio of 1.15 which indicates that for each dollar invested, the company earns 0.15 cents; a result of the Capital Recovery Period which indicates that the initial capital invested will be recovered in 4 years 7 months and 6 days, and a Sensitivity Analysis of 0.999% in costs and 0.998% in revenues which shows that the project supports an increase in costs of up to 6,48% and a maximum decrease in revenues of up to 5.65%. After having applied the financial evaluation indicators that allow to evaluate the feasibility of the project to accept or not the investment; it is presented the case that this study gives positive results, which means that it is recommendable to invest in the project. |
