總結:Nowadays, Pastocalle parish does not have tourist destinations dedicated to offering national and foreign tourists new options to visit and tour places within the natural environment; Latacunga has a diversity of activities that will arouse the interest of the current tourists demand that prefers living interacting experiences with natural and agricultural resources; therefore a project is necessary that aims to develop a feasibility study for the creation of an Agrotourism farm in the Rosario ranch, Pastocalle parish; it will help exploit agricultural wealth through of tourism allowing the image of the parish to be considered as a potential tourist destination; concerning methodology, different types of field and exploratory research were used, through the evaluation of the tourist staff, the current offer was identified, and the tourist activities that visitors can frequent were identified. So, surveys were carried out on potential visitors; the objective demand was determined where 20% of the unsatisfied demand was used, a percentage that was established in accordance with the expectation of the project. In the technical feasibility, the company’s strategy was formulated, the architectural designs of the facilities and the environmental impact study were carried out, and the Leopold Matrix identified in its environmental evaluation a positive score of 221. The organizational part of the company was structured through a functional manual, organization chart, and regulations for employees and visitors. The legal part of the project was based on Ecuadorian laws related to the tourism sector. In the financial study, a total investment of $146,557.81 was determined. Costs, expenses, income, income statement, cash flow, depreciation, and amortization table were calculated. For the financial evaluation, an NPV of $131,202.4 was determined and an IRR of 33.32%, which is higher than the cost of capital TMAR of 9.45%, the recovery period from the second year. In the same way, all the variables that imply the feasibility study were evaluated, analyzing the environmental, socio-cultural, and economic spheres of the environment, with sustainability as a projection, concluding that the project is feasible and profitable.
