The study had a duration of 240 days. The formulation of the problem was constituted in if in the beginning of the present investigation; since we ask objectively in a general way it will be possible to execute a project of feasibility for the creation of an aesthetic center Spa at El Empalme, province of the Guayas, and as specific objectives: To diagnose by means of a market study the necessity of installation of a center aesthetic spa, to elaborate a technical and economic study that allows to determine the necessary investment for the realization of the project, and to determine the financial feasibility of the present study for the creation of the aesthetic center, year 2012.. With the purpose of giving execution with the objectives of the present work, it became necessary to use the methods: Inductive, deductive, investigative and scientific. The investigation types: of field because it made it to him in the place of the facts, bibliographical since we base ourselves on data statistical carried out studies, books and fiscal, and applied dispositions since thanks to the interviews, surveys and observations, we look for to know to make, to act, to build and to modify until achieving the impression of the final work. The survey was carried out taking a sample of 380 people of a range of ages between 20 and 59 years, in the urban area at El Empalme. You deepens the investigation in the study of feasibility and their components of market analysis, technician and financial; information that was constituted In the support base for the financial evaluation that is the one that in last term the investor uses to make her best decision. The profitability was possible to achieve it thanks to the utility following formulas: Total costs, depreciation of active, accumulated depreciation, box flows, balance point (PE), Net Current Value (they GO), it Appraises it Interns of Return (TIR), Relationship Benefits Cost (R. B/C), and analysis of sensibility. When being culminated the investigation it could be defined that: The market Study demonstrated that at El Empalme a year 2011se offered a total of 244800 aesthetic services, available in the existent centers of beauty; regarding the demand it was determined that a company dedicated as such to either overcome the estrés problems doesn't exist labor or of the home, throwing an unsatisfied demand a year 2012 of 192.375 treatments that it represents 43.52% at El Empalme. Before these situations the size of the project of JM settled down same Spa that will allow to cover among the 1.79 and 2.60% of the future demand projected for the period 2012 - 2016, quantified with averages of 5119 treatments and to a price of $17, 50 c/u. The investment among active fixed and differed it ascends to the quantity of $57.299, 34; the investor's contribution is of 56% and the administration of the recommended credit corresponds to 44%. The total costs generate a value of $108.471, 17; removed in fixed $55.049, 57 and variables $53.421,60. The revenues in the first year ascend to $136.800,00. The box flow generated for the year 2012 is of $28.328,83; the Relationship Benefits Cost it is 1,37; the VAN $ 220261,87 and the equivalent TIR to 88%. The financial evaluation also points out that the project is sensitive before a decrease in the revenues of until 27% and before an increment in the variable costs until 41%. Finally we conclude affirming that it was fulfilled the hypothesis since with the whole carried out work and once certain the profitability of the same one the creation of the Aesthetic Center JM Spa is ratified at El Empalme , Province of the Guayas. |
