Once the feasibility study has the potential demand the creation of a shopping center in Canton Balzar became known, it would support the implementation of this research project. It could also be determined that within the canton Balzar there is no potential supply that meets the characteristics of a commercial center in the area, as evidenced by the 99.29% of respondents offered answers. The same people who responded that there needs to be a commercial center in the town. The analysis of this project within the Canton determined that there is no potential supply that meets the features disclosed by investors. Which establishes that such investment is needed for a total of $ 227,750.07 to execute this project, we must know that obtaining a loan of $ 200,000.00 it is necessary to realize this investment within 4 years 167 days will be repaid in full. This investment project is supported by financial and economical, since it has obtained an internal rate of return of 21%, a Net Present Value of $ 27,750.07; Finally and according to the equilibrium point it was determined that a total of 10,072 clients and reached an acceptable balance point in the project. It should be noted that this is the reason that it is based and is regarded as feasible the possibility of creating a commercial center in the Canton Balzar.
