Once the feasibility study has the potential demand the creation of a shopping center in Canton Balzar became known, it would support the implementation of this research project. It could also be determined that within the canton Balzar there is no potential supply that meets the characteristics of a commercial center in the area, as evidenced by the 99.29% of respondents offered answers. The same people who responded that there needs to be a commercial center in the town. The analysis of this project within the Canton determined that there is no potential supply that meets the features disclosed by investors. Which establishes that such investment is needed for a total of $ 227,750.07 to execute this project, we must know that obtaining a loan of $ 200,000.00 it is necessary to realize this investment within 4 years 167 days will be repaid in full. This investment project is supported by financial and economical, since it has obtained an internal rate of return of 21%, a Net Present Value of $ 27,750.07; Finally and according to the equilibrium point it was determined that a total of 10,072 clients and reached an acceptable balance point in the project. It should be noted that this is the reason that it is based and is regarded as feasible the possibility of creating a commercial center in the Canton Balzar. |

Sirve para recopilar datos relevantes sobre el desarrollo de un proyecto y en base a ello tomar la mejor decisión, si procede su estudio, desarrollo o implementación en el Cantón Balzar. Una vez realizado el estudio de factibilidad se conoció la demanda potencial que tiene la creación de un centro comercial en el Cantón Balzar, esto sustentaría la aplicación de este proyecto de investigación. También se pudo determinar que dentro del cantón Balzar no existe una oferta potencial que cumpla con las características de un Centro Comercial en la zona, así lo demuestra el 99,29% de las respuestas que ofrecieron los encuestados. Los mismos que respondieron que es necesario que exista un Centro Comercial en esta localidad. El análisis de este proyecto determino que dentro del Cantón no existe una oferta potencial que cumpla con las características dadas a conocer por parte de los inversionistas. Lo que establece que para dicha inversión se necesita de un total de $227.750,07 para poder ejecutar este proyecto, es menester conocer que para realizar esta inversión se hace necesaria la obtención de un crédito de $200.000,00 el mismo que en un plazo de 4 años 167 días será cancelado en su totalidad. El presente proyecto de inversión está sustentado de manera financiera y económica, puesto que se ha obtenido una Tasa Interna de Retorno del 21%, un Valor Presente neto, de $27.750,07; finalmente y de acuerdo al punto de equilibrio se pudo determinar que con un total de 10.072 clientes y se llegó a un punto de equilibrio aceptable en el proyecto.
