الملخص: | The main reason has decided to embark on this project is based on historical data on civil construction and particularly in housing construction which is one of the most important activities of the economically active population of Ecuador. On the other hand there are impediments to carry out such civil works, one of the main ones is the economic part that is reflected in poorly prepared budgets and poor planning or no programming works to build. With this background and the importance in our society construction activity, the author presents a software solution that helps manufacturers optimize time and especially to raise awareness and generate better deals on construction projects being more accessible to the Ecuadorian population. Obtaining information for the preparation of this project came through a comprehensive study of the subject by the author through the books cited in the literature and constant advice from experts in the field, this to have a knowledge of the magnitude of the subject and its components, these components were classified into groups according to their order of execution with the desire to design a prototype of windows, the components were classified into three groups: 1. price Analysis 2. projects (Budget, Schedule valued, polynomial formula) and 3. Implementation of projects (Forms and repricing) The price analysis is to get a price per unit of a category (category: set of manual and mechanical operations), which involved: direct costs and indirect costs, direct costs consist of the sum of unit prices four components: materials, labor, equipment and transportation and overhead costs in administrative costs and labor. Considering that the components involved in direct costs may be used in different price analysis, they are administered individually for entry and editing and thus can be reused. Indirect costs are unique to each project and therefore apply to all discussion of prices involved in it, so that their training will be part of the project characteristics. The budget is the valuation of a work before making, and involves the clustering of price analysis all items that will be involved in the work, allotting the amounts needed for the project. Each item involved in the work is run according to a specific order, so each must correspond to a chapter which will be specified before making the budget. The Schedule valued is the time schedule in the execution of each item involved in the budget, this planning is through periods, each period corresponds to 30 days and get them according to the time it plans to carry out the work. Polynomial Formula is a process used specifically for the price adjustment, which is grouped by terms (term: representation through a letter of components or resources with similar characteristics) resources involved in price analysis. The process of obtaining the polynomial formula divided it into three parts: 1. Assignment of term: assign a letter to each resource and cost sum of all resources, 2. Determine indexes and coefficients: grouping of terms, sum of costs in terms of price indexes allocation to each term, coefficient calculation each term which is to divide the cost of each term for the sum of costs of all terms 3. Generate gang type: categories separated by hand work, calculate its coefficient and assign price indices. Price indices are percentages vary monthly and are issued by the INEC and the minimum monthly wages for categories of labor. The Forms are to document the work done by the actual amounts executed for each item, in order to obtain a value to be paid to the contractor for the progress of the work on schedule, that value is the sum equivalent amounts to the actual amounts executed for each item, and subject to various deductions consisting of taxes, fines or payment in advance. The price adjustment is an additional value at a starting price that is caused by the increase or decrease in input costs involved in the work in the course of time, the adjustment is to obtain a value that will be paid or withdraw the contractor, that value will be subject to deductions for tax or payment in advance, the calculation of this value is done by using the polynomial formula created and values of price indices according to the filing date and the date of payment. Once established components should include the program, the windows in which they obtain and present data and results according to the aforementioned processes, such windows were changing and constantly improving so that the windows are as friendly designed and easy to understand for the user, also important aspect was considered: searches, listings, backups, updates, imports and exports, summaries, etc. For the design of the sequence and the Iconix program logic technology and prototype development model was used. The prototype of the windows and designed generated use cases (Use Case: Description of set of sequences), and using the unified UML models language were described taking into account only those that alter the flow of data in the system, this process description sequences helped to improve the prototype window so that controls are incorporated, was eliminated unnecessary sequences or repeated. Sequence diagrams, collaboration diagrams and class diagram are the product of plotting flowcharting or use cases that in the same way as in the use cases also helped improve the prototype windows. With all this and with the help of the programming language Visual Basic.net and engine MySql Database prototype was coded, that after several stages of testing was modified and completing all program requirements. Upon reaching the culmination of the project software that meets the requirements necessary and legal to be used throughout the construction process was obtained, highlighting extra services such as management of resources by category, price updates, support base price, import and export projects annexes spreadsheets, charts and summaries of resource evaluation.
