El presente trabajo expone un estudio de factibilidad para la creación de una hostería integrada ecológicamente al contexto natural en la parroquia de Mindo, provincia de Pichincha, identificando las condiciones existentes para plantear su creación con un diseño innovador; se expone la base teórica y conceptual de las hosterías, señalando las premisas de diseño, la arquitectura ecológica, el hospedaje ecológico, el turismo y el marco legal para su implementación. Se describe el alcance y modalidad de la investigación, la población y muestra, selección de instrumentos, el método de procesamiento de datos y los resultados obtenidos de la encuesta aplicada para determinar las necesidades del cliente. Se realiza un estudio del entorno turístico, del mercado, así como también de un análisis técnico y estratégico de factores para su factibilidad, que sustentaran y justificaran las actividades operativas y administrativas a ejecutar. Consecuentemente, se presenta una propuesta del negocio donde se expone la ingeniería del proyecto, el marketing estratégico y el plan organizacional de la empresa que permitirá organizar las funciones del personal en base en la misión y visión del negocio orientado a la satisfacción del cliente y la excelencia en el servicio. Finalmente, se presenta un estudio financiero de la propuesta detallando las inversiones a realizar, donde se estima los resultados de las operaciones, previendo los ingresos y egresos, así como los probables flujos del capital y el retorno de la inversión; información útil para que el inversionista pueda tomar decisiones y previsiones, evitando incurrir en gastos inconvenientes, pero a la vez invertir eficientemente, de tal forma que el negocio sea eficaz y sostenible en el tiempo.
This research work exposes a feasibility study for the creation of a hostel ecologically integrated to the natural environment in Mindo town, province of Pichincha, Based on the conditions an innovative design can be built; the theoretical and conceptual base of the hostels are exposed, pointing out the premises of design, the ecological architecture, the ecological lodging, the tourism and the legal framework for its implementation. It describes the scope and modality of the research, the population and sample, selection of instruments, the method of data processing and the results obtained from the applied survey determined the needs of the customers. A study of the tourism environment, the market, as well as a technical and strategic analysis of factors determined its feasibility, which will sustain and justify the operational and administrative activities to be executed. Consequently, a business proposal is presented in which the project engineering, strategic marketing and the organizational plan of the company are exposed, that will allow to organize the functions of the employees who has to linked to the mission and vision of the business to satisfy the client and achieve in the excellence of the service. Finally, a financial study of the proposal is presented detailing the investments to be made, where the results of the operations are estimated, foreseeing the income and expenses, as well as the probable capital flows and the return of the investment; useful information so that the investor can make decisions and forecasts, avoiding incurring inconvenient expenses, but at the same time investing efficiently, in such a way that the business is efficient and sustainable over time.
