The study's objective was to analyze the feasibility of Camino Real Hotel Boutique. It is located at Checa, at one hour and a half from Quito's city. The hotel's concept is for people to enjoy and experience the Ecuadorian culture. A variety of different activities that will be developed in order to achieve that objective. It was done a current supply's analysis in order to set the future demand based on the Mariscal Sucre Airport as a demand generator. As a result, people older than fifty years, who come from Europe and the United States and are willing to stay for more than three days, were stated as the hotel's target market. Finally, there were developed three different financial scenarios in order to set the Net Present Value, the TIR, and the payback. That contrast establishes that the project is profitable in the long term.
El objetivo del estudio fue analizar la factibilidad del Hotel Boutique Camino Real en la parroquia de Checa, ubicado a una hora y media de la Ciudad de Quito. Se realizó un análisis de la oferta actual de hosterías en la zona circundante para determinar el nivel de demanda futuro tomando como base el aeropuerto de Quito Mariscal Sucre como generador de demanda principal. Después de realizar el estudio, determinamos como mercado meta a personas mayores de cincuenta años originarios de Europa y Estados Unidos principalmente que se hospeden de tres días en adelante y deseen experimentar la cultura del Ecuador, y de la zona de Checa. Se desarrollaron tres diferentes escenarios para determinar el Valor Presente del Proyecto, la Tasa Interna de Retorno, y el Período de Recuperación de la Inversión, obteniendo como resultado un proyecto rentable en el corto y largo plazo.
