The following work is a business plan of Edificio Bellavista, which is a real estate project located north of Quito , which aims to provide a housing solution in Bellavista Alta. The text deals with the analysis, development and evaluation of all variants and conditions that are mixed to the viability and feasibility of the development and construction of the building Bellavista , develops from a macro vision , including the economic situation , and go interning to get to analyze the neighborhood, the main competitors of the real estate industry in the area, the project architecture , in-depth analysis of costs , business strategy and project management proposal that analyzes risks, characteristics and possible financial scenarios. In conducting this thorough investigation is concluded if the realization of this project from all points of view analyzed are feasible or not
El siguiente trabajo es un plan de negocios para la ejecución del proyecto Edificio Bellavista, plan inmobiliario ubicado al norte de Quito, que quiere ofrecer una solución de vivienda en la zona de Bellavista Alta. El texto trata sobre el análisis, desarrollo y evaluación de todas las variantes y condicionantes que se mezclan para la viabilidad y factibilidad proyecto Edificio Bellavista, se desenvuelve desde una visión macro, que incluye la situación económica del país, y se van internando para llegar a analizar el barrio, los principales competidores de la industria inmobiliaria de la zona, la arquitectura del proyecto, el análisis a fondo de los costos , la estrategia comercial y la propuesta de gerencia del proyecto que analiza sus riesgos, características y posibles escenarios financieros. Al realizar esta profunda investigación se concluye si es factible o no la realización de este proyecto desde todos los puntos de vista analizados.
